Common Questions

Real Estate Law FAQs

Do I need an attorney to buy a home in New York?
While not legally required, it is strongly customary and strongly recommended in New York. Real estate contracts are complex and binding. An attorney protects you from costly mistakes.
How much do real estate attorney fees cost?
Fees vary by transaction type and complexity. Residential closings are typically a flat fee. We are transparent about fees upfront — contact us for a quote specific to your transaction.
What is title insurance and do I need it?
Title insurance protects you against claims against ownership of your property from before you purchased it. Lenders require it; we strongly recommend an owner’s policy as well.
What happens if the seller has liens on the property?
Liens must generally be satisfied at closing from the seller’s proceeds. We identify all liens during the title search and ensure they are cleared before you take ownership.
How long does a real estate closing take?
From signed contract to closing typically takes 60–90 days for a financed purchase. Cash purchases can close faster. We work to keep your transaction on schedule.
Do you serve the Haitian and French-speaking community?
Yes, absolutely. We provide all real estate legal services in English, French, and Haitian Creole and are proud to serve these communities in all five boroughs of New York City (Manhattan, Brooklyn, Queens, the Bronx, and Staten Island), as well as Westchester and Rockland counties.
